Montgomery County Real Estate Market Statistics July 2009
July 2009 in Montgomery County, PA there were 1,186 single family homes that went on the market and listed “for sale” with an average price of $375,000. There were 832 units that sold during the month of July 2009 with an average “sold price” of $310,000.
Looking back a year, at July 2008 in MontCo, there were 1,424 single family homes that went on the market “for sale” with an average price of $397,000. July 2008 saw 824 units that sold for an average price of $347,000.
You can sure use the word decrease across the board while comparing 2008 and 2009. Looking over each month in 2008 it has completely made spikes with increases and decreases in sold prices. There is no way to tell where the market is headed. If you want to sell your home, price it fairly. There are buyers out there buying homes. Talk to a professional real estate agent to learn what it takes to be a good choice within the current inventory. Buyers, let an experienced real estate agent help you narrow down the inventory to just the right home for you.

Delaware County Real Estate Market Statistics July 2009
During the month of July 2009, Delaware County, PA had 773 single family homes that were listed for sale with $280,000 as the average for sale price of those homes. Also during the month of July 2009, we saw 546 units that were sold with an average sale price of $263,000.
Let’s compare that to July 2008 when there were 910 homes that entered the market with an average list price of $286,000 and 457 homes sold with an average sale price of $300,000.
I wish I could answer where the real estate market is headed for Delaware County – but I wouldn’t be blogging if I could Looking over the past year’s numbers – the sold prices for the county jump all over the board with increases and decreases without a formula of reason. There is inventory. There are buyers looking for homes. There are sellers that need and/or want to sell their home. It’s all about finding the right match. Let’s find it for you!

Chester County Real Estate Market Statistics July 2009
During the month of July 2009, there were 810 single family homes that went on the market for sale in Chester County. The average listing price was $440,000. There were 492 units that sold during the month of July 2009 for an average price of $363,000.
There was not a dramatic change from 2008 in inventory or sold price. As a matter of fact, in July 2008 homes sold on average of only $4,000 less at $367,000. The number of units sold in July 2008 was 544.
One always asks, “Where is the real estate market going in our area like Chester County?” And boy do I wish I could answer that one! I notice when the inquiries of homes for sale increase. I notice when there are more showings on current homes I am marketing for sellers. But it seems to change with the weather – and there isn’t a formula of prediction. I hope we will continue to see increased home sales for Chester County, as we have since September 2008.

Chester County Real Estate
Real Estate in Chester County spreads over approximately 486,000 acres and according to the 2008 census home to 491,489 people.
When out showing houses with clients in Downingtown, PA yesterday, we discussed the different values around Chester County. The median sold price in the county was $349,000. So let’s take a look at what you can buy for $349,000 around the different parts of Chester County. If you would like a more “bird’s eye” view on your township or neighborhood, let me know. Listings sold from June 01, 2008- June 01, 2009:
77 Homes with an average sold price of $292,000. The average days the property was marketed was 81.
And to compare from last year – during the time June 01, 2007- June 01, 2008:
There were 98 homes sold for an average price of $312,0000.
