Delaware County Real Estate Market Statistics July 2009

During the month of July 2009, Delaware County, PA had 773 single family homes that were listed for sale with $280,000 as the average for sale price of those homes. Also during the month of July 2009, we saw 546 units that were sold with an average sale price of $283,000.

Let’s compare that to July 2008 when there were 910 homes that entered the market with an average list price of $286,000 and 457 homes sold with an average sale price of $300,000.

I wish I could answer where the real estate market is headed for Delaware County – but I wouldn’t be blogging if I could Looking over the past year’s numbers – the sold prices for the county jump all over the board with increases and decreases without a formula of reason. There is inventory. There are buyers looking for homes. There are sellers that need and/or want to sell their home. It’s all about finding the right match. Let’s find it for you!

The number of Listings decreased quite a bit from January 2008 to January 2009, this could be that only the serious sellers are selling right now. I thought it would be fun to break down some interesting tid-bits about the inventory currently listed in our MLS. This will be fun to look at whether you are relocating to the Western Suburbs of Philadelphia or in the area and like the trivia (shout out Uncle Jim!).

Taking into account all (8,214) Single Family Homes currently actively being marketed in the MLS in the Chester County, Delaware County, and Montgomery County area, as of today:

627 are 100 years and older
19 are considered “waterfront”
872 have inground Swimming Pools
133 are located on or close to golf course
1,865 do not have Central Air
6 have horse stalls
288 are considered to be a “farm”
6 have a structure similar to a kennel
243 are listed to be in a “TLC/Fix Up” condition
215 have 4+ car garages

How is the Real Estate Market?

I hear this question almost daily. The national reports that people have been tuned into have such “blah-blah” “hum-drum” reports you can’t help believing it must be a great time to buy a house!

Buyers, I agree! It is a great time to purchase! The interest rates are low, there is quite a bit of inventory to chose from, and prices are reasonable! No, you can not expect to receive a “steal-of-a-deal” out there. Do they exist? Sure they do, but they are still a needle in a haystack find in our area.

However, I must also convey, there are things happening in Chester County, Montgomery County & Delaware County!

Sellers, if you are thinking of Selling, it does not necessarily mean that its a terrible time for you to sell! Is it a little worse than it was last year, or a couple of years ago? Sure, but its not as hum-drum as the nationwide news has portrayed it in our area.

Let’s look at the data, instead of just my perception…..

Chester County, PA -

In January 2007, Single Family Homes were sold at 94% of the Original List Price! (Condos were 97%). 457 Single Family Homes went under contract. (33 Condos).

In January, 2008, Single Family Homes were sold at 93% of the Original List Price! (Condos were 98%). 376 Single Family Homes went under contract. (27 Condos).

Delaware County, PA

In January 2007, Single Family Homes were sold at 93% of the Original List Price! (Condos were 94%). 503 Single Family Homes went under contract. (47 Condos).

In January, 2008, Single Family Homes were sold at 92% of the Original List Price! (Condos were 94%). 416 Single Family Homes went under contract. (31 Condos).

Montgomery County, PA has seen the most drop in the last year,

In January 2007, Single Family Homes were sold at 94% of the Original List Price! (Condos were 94%). 710 Single Family Homes went under contract. (95 Condos).

In January, 2008, Single Family Homes were sold at 92% of the Original List Price! (Condos were 94%). 560 Single Family Homes went under contract. (70 Condos).
