July 2009 in Montgomery County, PA  there were 1,186 single family homes that went on the market and listed "for sale" with an average price of $375,000. There were 832 units that sold during the month of July 2009 with an average "sold price" of $310,000.

Looking back a year, at July 2008 in MontCo, there were 1,424 single family homes that went on the market "for sale" with an average price of $397,000.  July 2008 saw 824 units that sold for an average price of $347,000.

You can sure use the word decrease across the board while comparing 2008 and 2009.  Looking over each month in 2008 it has completely made spikes with increases and decreases in sold prices. There is no way to tell where the market is headed. If you want to sell your home, price it fairly. There are buyers out there buying homes. Talk to a professional real estate agent to learn what it takes to be a good choice within the current inventory. Buyers, let an experienced real estate agent help you narrow down the inventory to just the right home for you.

<p>Taking into account all (8,214) Single Family Homes currently <em>actively being marketed</em> in the MLS in the Chester County, Delaware County, and Montgomery County area, as of today:</p>
<ul>
<li>627     are 100 years and older</li>
<li>19       are considered &#8220;waterfront&#8221;</li>
<li>872     have inground Swimming Pools</li>
<li>133     are located on or close to golf course</li>
<li>1,865  do not have Central Air</li>
<li>6         have horse stalls</li>
<li>288     are considered to be a &#8220;farm&#8221;</li>
<li>6         have a structure similar to a kennel</li>
<li>243     are listed to be in a &#8220;TLC/Fix Up&#8221; condition</li>
<li>215     have 4+ car garages</li>
</ul>

The national reports that people have been tuned into have such &#8220;blah-blah&#8221; &#8220;hum-drum&#8221; reports you can&#8217;t help believing it must be a great time to buy a house!</p>
<p><strong>Buyers, I agree! It is a great time to purchase!</strong> The interest rates are low, there is quite a bit of inventory to chose from, and prices are reasonable! No, you can not expect to receive a &#8220;steal-of-a-deal&#8221; out there.  Do they exist? Sure they do, but they are still a <em>needle in a haystack find</em> in our area.</p>
<p>However, I must also convey, there are things happening in Chester County, Montgomery County &amp; Delaware County!</p>
<p><strong>Sellers, if you are thinking of Selling</strong>, it does not necessarily mean that its a terrible time for you to sell!  Is it a little worse than it was last year, or a couple of years ago? Sure, but its not as hum-drum as the nationwide news has portrayed it in our area.</p>
<p>Let&#8217;s look at the data, instead of just my perception&#8230;..</p>
<p><strong>Chester County, PA -</strong></p>
<p>In <strong>January 2007, </strong>Single Family Homes were sold at <strong>94% of the Original List Price! </strong>(Condos were 97%). 457 Single Family Homes went under contract. (33 Condos).</p>
<p>In <strong>January, 2008, </strong>Single Family Homes were sold at <strong>93% of the Original List Price! </strong>(Condos were 98%). 376 Single Family Homes went under contract. (27 Condos).</p>
<p><strong><img src="http://parealestate.files.wordpress.com/2008/02/j0399729.thumbnail.jpg" alt="Houses" align="left" />Delaware County, PA</strong></p>
<p>In<strong> January 2007,</strong> Single Family Homes were sold at <strong>93% of the Original List Price!</strong> (Condos were 94%). 503 Single Family Homes went under contract. (47 Condos).</p>
<p>In<strong> January, 2008,</strong> Single Family Homes were sold at <strong>92% of the Original List Price!</strong> (Condos were 94%). 416 Single Family Homes went under contract. (31 Condos).</p>
<p><strong>Montgomery County, PA </strong>has seen the most drop in the last year,<a title="key" href="http://parealestate.files.wordpress.com/2008/02/j0428591.jpg"><img src="http://parealestate.files.wordpress.com/2008/02/j0428591.thumbnail.jpg" alt="key" align="right" /></a></p>
<p>In<strong> January 2007,</strong> Single Family Homes were sold at <strong>94% of the Original List Price!</strong> (Condos were 94%). 710 Single Family Homes went under contract. (95 Condos).</p>
<p>In<strong> January, 2008,</strong> Single Family Homes were sold at 92<strong>% of the Original List Price!</strong> (Condos were 94%). 560 Single Family Homes went under contract. (70 Condos).</p>
